We are happy to share that the Fourth& project has achieved a 5-Star rating from the Austin Energy Green Building (AEGB) program – the highest rating available from the program.
Fourth& is a mixed-use project featuring “micro loft” condo units and flexible work and retail spaces. It’s located on the corner of Chicon and 4th Street in east Austin (a block away from BIG RED DOG’s Austin headquarters).
The project was designed by Forge Craft Architecture + Design in collaboration with Delineate Studio and covers a total of 130,000 square feet. There are 97 residential units and 42,000 SF of commercial space.
BIG RED DOG provided MEP Engineering services for the project, which features central gas boilers for more efficient water heating, a high-efficiency VRF system for the building common areas, and high-efficiency heat pumps in each unit equipped with variable speed compressors. In addition, the building is designed to be solar-ready for the residential condo units as well as the office condos.
What is AEGB?
The City of Austin created the AEGB (Austin Energy Green Building) program in 1990, making it the nation’s first green building program. It established a point- and star-rating system that encouraged designers and builders to create more sustainable buildings. Austin’s system has had major influences on the Leadership in Energy and Environmental Design (LEED) system, which is the international standard for green building certification.
While AEGB shares many of the same goals as LEED, an Austin-specific rating system gives the City “the flexibility to carry out Austin’s aggressive climate protection goals,” according to Austin Energy.
