Houston-based development firm Falcon Group will be breaking ground next year on a 312-unit garden-style apartment complex at the master-planned community Briggs Ranch.
Called Asten Briggs Ranch, the 15-acre community will be off of Texas Highway 211 and next to the Golf Club of Texas. Designed by Houston-based architecture firm Meeks + Partners, the community will include 14 separate three-story apartment buildings along with a club house, fitness center, bicycle storage area, business center, gaming tables, resident lounge and a chef kitchen.
The apartments will range from one-bedroom, 736-square-foot units to three-bedroom, 1,411-square-foot units. A 3,800-square-foot retail building is also being planned adjacent to the club house. According to Richard Anderson, president of Falcon Group, a coffee shop could be the perfect tenant for the retail space.
“We’re seeing this national trend where people hang out at coffee shops. I feel like this kind of community space would be great for our project, especially if we could find the right tenant to occupy it,” said Anderson.
Asten will be the third apartment community built at Briggs Ranch. The first two, The Missions at Briggs Ranch and The Estates at Briggs Ranch, are off of U.S. Highway 90. By developing along TX-211 and on San Antonio’s West Side, Anderson says he hopes to get in early on the area, which he thinks has great growth potential in the coming years.
“We’re in the midst of a high-growth area here and we’re feeling very bullish about San Antonio right now,” said Anderson.
This will be Falcon Group’s first project in San Antonio. The firm has previously done a number of residential projects around Texas, including in Austin, Houston and Galveston. The Asten Briggs Ranch is projected to break ground during the first quarter of 2018 and is aiming for a completion date around summer 2019. Along with Meeks + Partners, Big Red Dog will be the civil engineer on the project, MP Studio will be the landscape architects and the property will be managed by Greystar.
