Project Description

The Burnet Marketplace project is a 343-unit, 23,000-SF commercial retail vertical mixed use development located in the rapidly growing Burnet Road corridor at 6701 Burnet Road, Austin, Texas 78757. This site was previously owned by Travis County and utilized as their service and maintenance facility in the 1950’s.

BIG RED DOG was both the civil engineer and MEP consultant for this project. Due to the dense architectural program of this project, BIG RED DOG incorporated multiple rain garden basins into the project to satisfy the requirements of the City of Austin water quality requirements as well as provide an aesthetically pleasing feature in areas of high pedestrian activity. Additional services provided by BIG RED DOG associated with this project included the design of all grading, drainage and utility systems as well as the management of the site development and demolition permitting.

Community Impact

Burnet Marketplace is located in the rapidly growing North Austin/Burnet Road submarket; an area attracting lots of young renters because of its proximity to neighborhood social venues, retail and new bars/restaurants. It's also located halfway between downtown Austin and the tech-hub area of Northwest Austin. Burnet Marketplace adds 343 units, 256,221 net rentable square feet with 10,858 square feet of retail to the neighborhood.
