This exciting project transformed the existing 9-acre South Lamar Plaza shopping center located at 1000 South Lamar Boulevard into a VMU project located in the heart of South Austin. The project includes 440 apartment units (10 percent which are affordable) and 90,000- SF of retail, restaurant, and theater space. The engineering requirements included obtaining alternative compliance from Subchapter E zoning regulations in order to accommodate the Alamo Drafthouse theatre, significant utility improvements, and design and permitting of innovative rain gardens for water quality controls.

Once a 1960’s era, surface-parked retail strip center on nine prime acres in central South Austin, Lamar Union brought new life to the neighborhood and provides 440 apartment units, and more than 1,300 structured parking spaces. The complex provides quick access to some of Austin's renowned hotspots like Delicious, River City Grocery's sister location, Alamo Drafthouse, High Ball, and so much more.
BIG RED DOG worked with the neighborhood association to accommodate the developer’s requirements while addressing concerns regarding traffic, affordable housing, pedestrian and bicycle connectivity and water quality. The resulting development has been honored as a model for responsible urban redevelopment by the City of Austin, the Austin chapter of the Urban Land Institute and Texas Society of Architects.
