The Phoenix Business Journal recently reported that Phoenix is expected to see 2.8% job growth in 2017 – nearly double the U.S. average. Overall U.S. job growth is expected to be 1.4% this year after posting 1.5% gains in 2016. Phoenix will have the ninth best-projected job market among the largest U.S. metro areas, trailing behind Orlando, Fort Lauderdale, Oakland, Seattle, Salt Lake City, Sacramento, and Dallas.
Companies like Intel and McKesson Corp are moving campuses to the Phoenix area. New employees at these companies – in addition to other new Phoenix transplants – will need housing. BIG RED DOG is providing civil engineering services for two new multifamily projects in the Phoenix area – District at the Biltmore and District at the Quarter. The former is located in Phoenix and is nearly complete, while the latter will be breaking ground soon in Scottsdale, Arizona (12 miles Northeast of Phoenix). Both multifamily projects are being developed by Kaplan Acquisitions.
The District at the Biltmore community will include 227-units in a four-story building with an attached parking garage and resort-like amenities. The units will range in size from 600 to 1,475 square feet. Apartment amenities will also include many new items for the Biltmore area, including 12-foot ceilings on all first-floor apartments, a pet spa for animal grooming, bicycle storage and repair station, fenced dog park and observation deck.
The District at the Quarter will be developed on a 9-acre lot at the northeast corner of 73rd Street and Greenway-Hayden Loop. The property will feature mainly residences, with some retail. (The site currently holds an office building and is zoned for industrial use.) The developers’ plan includes four stories of 644 residences (these could be condos or apartments), courtyards with fountains, two pools, and other outdoor hangout spaces for barbecues, fire pits, and more. The property was designed by Biltform Architecture Group and The McGough Group is providing Landscape Architecture.
