What is a Traffic Impact Analysis?

intersectionAs the cities of Texas continue to develop and more and more automobiles enter the regions roadways, traffic concerns will become increasingly prevalent. At times, development, or redevelopment will trigger required improvements to nearby roadways to ensure that traffic continues to operate both safely and efficiently. In such cases, a Traffic Impact Analysis is required, which is a professionally prepared document detailing a projects contribution to traffic rates within a defined study area. Conversely, a Traffic Impact Analysis can also be used to verify whether or not a project will not generate levels of traffic sufficient enough to warrant improvements.

In general, a Traffic Impact Analysis provides both fair and uniform standards to establish the magnitude of traffic impact brought on by an individual project, as well as recommendations regarding how any adverse contributions can be effectively mitigated. In the field of Land Development, a Traffic Impact Analysis can be viewed as a tool to determine if any off-site improvements, such as additional turn lanes or traffic control signals will be required for a particular project.

The information derived from a Traffic Impact Analysis can also serve as a starting point to form partnerships and cost sharing between both public and private parties to construct required improvements. For example, if a large parcel of land were to become open to development it could potentially contribute several thousand trips to the region. However, as with many large projects; the whole is often a sum of several parts. With a Traffic Impact Analysis, the detailed fractional impact of any part can often be established as well as any required improvements.
